Smart bathroom makeover with microcement over tiles

Apartment flipping is a popular way to invest and increase money lately. It consist in buying real estate and then selling for a profit. Investors try to increases its value through renovation. And here comes the real challenge: how quickly and cheaply to carry out renovation to get the highest return rate? Can one apply microcement over tiles.

Renovation of an old apartment

People who buy flats for renovation try to make the most of their budget. They strive to buy property cheap, renovate quickly, and then sell at a good price. Apartments bought from the secondary market are often neglected or furnished in an outdated way. In bathrooms and kitchens, the real bane of investors are unsightly tiles on the walls and on the floor. Typically, the style of the apartment no longer matches modern trends and although the tiles stick well, investors are forced to forge them and put new ones. However, there is now a smart way to do this: microcement over tiles. With this solution, you can save a lot of time and money on renovation of the bathroom, kitchen or hall, as well as avoid many dirty works at the construction site.

Microcement (also known as micro concrete) layer is at most 2mm thick, however, it has very high adhesion to any substrate. Additionally, it can be used directly in wet areas. It can have constant contact with running water without worrying about its damage or leaks (read more: Concrete decorative plaster in the bathroom – is it waterproof?). The whole system is protected with a two-component polyurethane varnish, thanks to which the surface is easily washable and simple to keep clean throughout its life (Read also: Which microcement varnish should you choose?).

How to make microcement over tiles?

Before applying microcement over tiles, you should first gently clean and sand the tiles with an oscillating grinder, and then put the bonding bridge with the fiberglass mesh, which will increase the adhesion of the decorative layer to the tiles and prevent grouting.

Substrate-under-microcement

After the bonding bridge dries, two layers of microcement are applied and finally closed with a sealer. The whole procedure lasts 2-3 working days, and the surfaces covered with microcement can be fully used after just 7 days. Thanks to microcement, we can enjoy an industrial-style concrete finish that will add freshness and modernity to any interior. Such a renovated bathroom will definitely increase the value of the apartment and allow you to rent or sell it in a short time.
